Slab and pier repair

Foundation repair for Rio Grande Valley homes

When a slab or pier foundation settles, the house tells you: cracks over doors, doors that will not latch, tile that splits. Foundation repair stops that movement and lifts the house back toward level so the damage stops spreading.

How do I know if my foundation needs repair?

Look for diagonal cracks from the corners of doors and windows, stair-step cracks in brick, doors that stick or will not latch, cracked floor tile and gaps where walls meet the ceiling. One sign alone can be normal settling. Several together, or cracks that keep growing, usually mean the foundation is moving and needs an inspection.

  • Diagonal cracks running from the corners of doors and windows
  • Stair-step cracks in brick or block on the outside walls
  • Doors that stick, drift open, or will not latch anymore
  • Gaps between the wall and the ceiling, baseboards or window frames
  • Cracked floor tile or a floor that feels sloped
  • Cracks in the slab you can see in the garage

Why do foundations crack in the Rio Grande Valley?

Most Valley homes sit on expansive clay that swells when wet and shrinks when dry. Hot dry summers, sudden tropical rain and uneven yard watering keep that soil moving under the house. Poor drainage and leaking drain lines make it worse, so one side of a slab settles or lifts and the concrete cracks.

The Valley's clay soil swells when it gets wet and shrinks when it dries. Long hot summers, sudden tropical downpours and uneven yard watering keep that soil moving, and a slab poured on top of it bends and cracks over time.

Poor drainage makes it worse. Water that pools against the foundation or gutters that empty right next to the house soften the soil on one side, while the other side dries out. Leaking drain lines under a slab can also wash soil away.

How is a slab foundation repaired?

A crew digs small holes along the low part of the slab, drives pressed concrete pilings or steel piers down to firmer soil, then lifts the slab with hydraulic jacks and sets it on the new supports. Most residential slab repairs in the Valley take one to three days once work starts.

Most slab repairs in the Valley use pressed pilings or poured concrete piers. A crew digs small holes along the low part of the foundation, drives or pours piers down to firmer soil, and then lifts the slab with hydraulic jacks before setting it on the new supports.

Steel piers can go deeper and are often used when firm soil is far down. Concrete pressed pilings are common and cost less per pier. The company that inspects your home will recommend a system based on how much the house has moved and the soil underneath.

What should I ask a foundation company before hiring?

Ask which pier system they recommend and why, how many piers and where, whether an engineer reviews the plan, whether your city needs a permit and who pulls it, what the warranty covers and whether it transfers to a buyer, and whether a plumbing test is needed. Get every answer in writing.

Texas does not issue a state license for foundation repair companies, so these questions matter. Get every answer, and the warranty, in writing.

  • Which pier system they recommend and why
  • How many piers, and where they will go
  • Whether a structural engineer will review the plan
  • Whether a permit is needed in your city, and who pulls it
  • What the warranty covers, how long it lasts and whether it transfers to a buyer
  • Whether a plumbing test is recommended before or after lifting

Common questions

How long does slab foundation repair take?

Most residential slab jobs take one to three days once work starts. Bigger houses or homes that need many piers can take longer.

Can I stay in my house during foundation repair?

Usually yes. The work happens outside around the perimeter, and sometimes through small openings inside. Expect noise and some digging in the yard.

Will my cracks disappear after repair?

Some cracks close partly as the house is lifted. Most still need cosmetic patching and paint afterward, so ask whether that is in the quote.

Is foundation repair covered by homeowners insurance?

Normal settling from soil movement usually is not covered. Damage caused by a sudden event, like a plumbing leak, sometimes is. Check your policy or ask your agent.
